If I am a student and getting my source of funds for EB-5 from my parents, do I necessarily need a purchaser representative when I invest into a regional center project?

You do not need a purchaser representative. It just depends on how the project is being marketed. Some regional centers or projects will represent their projects directly, while others use agents or marketers.
There are pros and cons to each approach, however, some marketers cherry-pick the deals they represent and those can often good choices to work with, because they pick each deal on its own merits without being beholden to any one particular regional center or project team.
