The parking garage at Panorama Tower, which is set to be the tallest building in Miami, is now open as the building rises into the sky.

Florida East Coast Realty said it received a temporary certificate of occupancy (TCO) for the first 11 floors of the 19-story parking garage. Tenants and Florida International University students in the existing office building at 1101 Brickell Ave. will soon have access to that garage instead of being shuttled in from an off-site parking lot.

Construction crews have poured the first three floors of the tower that will sit atop the parking pedestal. When it’s completed around late 2017 with 83 stories rising 830 feet, Panorama Tower will be the tallest building in Florida.

“We are grateful to the City of Miami for allowing us to move forward so quickly and to our hard-working construction and development teams for the time and dedication that they have committed to the project, resulting in extremely impressive development progress,” said FECR Chairman & President Tibor Hollo. “We are eager to deliver Panorama Tower and look forward to the positive impact that our landmark project will have on the City of Miami and its residents.”

Over 1 million square feet of the project has been placed in the last eight months. FECR said 110,00 cubic yards of concrete and 11,500 tons of steel have been used in construction so far.

The $800 million project was partially funded by a $340 million construction loan in March 2015. FECR is seeking to raise about $48 million from foreign investors through the EB-5 visa program.

The parking garage will eventually have 2,000 spaces. In the same pedestal, there will be 100,000 square feet of medical office space with a teaching facility, a 208-room hotel, and about 50,000 square feet of retail and restaurant space.

The recreation deck atop the pedestal will have social rooms, a cardio room, fitness room, a spa and steam room, a spinning studio, multiple pools, a children’s playroom, a pet care facility, a music room, a theater room, a wine cellar and a restaurant.

The tower atop the parking pedestal will contain 821 luxury apartments for rent, plus a Latin American restaurant/club on the 48th floor.

Several proposed towers in Miami would be taller than Panorama, but they haven't started construction yet.
