EB5projects received latest updates from CFIG for their Elgin Memory Care LLC. 

ELGIN MEMORY CARE, LLC

Elgin Memory Care, LLC (“EMC”) resides in a suburban neighborhood close to family, churches and attractions. Roots of this bustling city began in 1836 and with each year, has continued to revitalize itself into the All American City it is recognized for, today. EMC is a 68,300 square foot assisted living and memory care community with 81 private apartments total, 56 assisted living and 25 memory care. Each unique neighborhood offers a bosom culture developed according to the values and preferences of those who reside within them. Additionally, both assisted living and memory care residents will have luxury lifestyle amenities with outstanding care.

Below listed is the progress with respect to the construction process:

ACCOMPLISHMENTS

• The plat is officially signed and recorded as of October 8th, 2014
• Received IEPA permit
• Stripped top soil

CHALLENGES

• Recording plat and receiving permits
−− Back in mid-August, we had to submit the engineering plan to the city for approval; once the plan was approved the IEPA permit would be signed and the IEPA permit would be issued 48 days following. Resulting in the plat being recorded earlier this month.
• Fire Department
−− The entrance point from the West side of the building (Shannon Parkway) did not allow adequate room for the fire truck. To access the community, the plans were reworked and submitted for approval.
• Foundation permit
−− All engineering is complete for the foundation, plans are currently being submitted; building permit will follow.
−− As of now, we are working on obtaining the necessary permits in order to begin grading and putting the foundation in by December 1st.

LOOK AHEAD

• Need to amend Shannon Parkway Agreement and Demolition Agreement
−− For the structures currently on the property
• Demolish those existing structures
• Site grading
• Installation of underground utility work

−− Water main
−− Storm sewer
