RIVERSIDE ONE, LP
American Life, Inc. is renovating two separate flex-use buildings for office space, industrial, or warehouse in California. Both Projects are located in Riverside County, California (the Perris Project and the Zevo Drive Project are fifteen miles and thirty five miles, respectively, south of the City of Riverside).
Total cost of the two Projects will be $31 Million.
Riverside County has a varied and modern network of transportation. Each Project has excellent access to the local highway system, including Interstate 15 and 215. Riverside County has experienced, like most regions in the United States, a downturn in its commercial real estate market, which bottomed out in mid 2011 and is now growing. The “Linneman Letter,” one of the more prestigious real estate market research companies stated that Riverside County, California is one of the most improved industrial markets for 2013 along side Phoenix, Arizona, the Inland Empire, and Seattle, Washington.
These buildings will offer competitive rates and will provide the Partnership with an advantage in attracting and retaining quality tenants. In addition, each Project’s flexible features will appeal to a broader spectrum of potential tenants, users who are interested in a combination of industrial, office and warehouse space in multiple configurations. Each Project will target tenants who want to pay lower rents than those charged in the area while still enjoying the same close proximity to Riverside County’s superior transportation network.
