Tradewinds Daytona (or the “Project”) is a proposed student apartment community to be located at the southwest corner of Dunn Avenue and Jimmy Ann Drive in Daytona Beach (approximately 1 mile north of International Speedway Boulevard). The Project site is located just behind the Volusia Mall and approximately 1 mile from Daytona International Speedway and Embry-Riddle Aeronautical University.
The community will be comprised of 240 units (capable of housing 570 students) in 11 garden style buildings and situated on 21.3 acres. The property will be targeted for students and will have a variety of amenities suited to student living including: individual leases for roommates, furnished apartments including HDTVs, gated entrances, a 10,000 SF clubhouse with resort style pool, a health club, an indoor basketball court, and a sand volleyball court. In addition, the monthly rent will include utilities (water, sewer, electric), cable and internet service all in one bill. This separation of ﬁnancial responsibilities is a major beneﬁt to students on a budget as well as to their parents who guarantee the leases.
The property has all entitlements in place and construction will begin as soon as an equity source has been located. The Sponsor has a Senior Lender waiting to commit pending the equity source. Construction is estimated to ﬁnish in 12 months.
The Project is being sponsored by Z Loft, LLC (Ronald Buckley and Ton Van Mook), a seasoned ﬁrm with extensive student housing experience. The Sponsor will invest $1.25mm in equity. The sponsor has requested an investment of $7.0mm.
