South Florida EB-5 Regional Center

The Company, Steel Homes, Inc. (“STEELHOMES™”), is a Florida corporation that will serve as the developer of the project known as the Prefabricated Housing Manufacturing Expansion Project. STEELHOMES™ will operate in conjunction with the South Florida EB-5 Regional Center (“SFEB-5RC”).

SFEB-5RC has received approval, see APPROVAL LETTER, as a United States Citizenship and Immigration Service (USCIS) designated EB-5 Regional Center (USCIS unique identifier for Regional Center is ID1207250612), based in Hialeah (Miami-Dade), Florida, that has as its geographical area three contiguous counties in Florida: Miami-Dade, Broward and Palm Beach Counties. These counties are shown on the map below. Recent USCIS changes pursuant to Policy Memorandum on EB-5 Adjudications Policy (PM-602-0083) do not limit South Florida EB-5 Regional Center to these specific Counties and may operate in any County.

The mission of South Florida EB-5 Regional Center is to obtain funding for development of various profitable ventures within Targeted Employment Areas (TEAs) located within the geographical area of the Regional Center (the “Region”). Such projects are projected to include Prefabricated Metal Building, construction, manufacturing, and other facilities in the Region. A letter from the Florida Department of Economic Opportunity confirms that the project site is located in Miami-Dade County Census Tract 101.33, which qualifies as a TEA.

Specifically, the Company plans to build, develop, and operate a Manufacturing and Warehouse Facility in Hialeah Gardens, Florida (the Prefabricated Housing Manufacturing Project). The Company will focus on the expansion of the existing Manufacturing Facility and developing a Manufacturing and Warehouse Facility in the City of Hialeah or Hialeah Gardens, Florida. The Company believes the timing is right to leverage the Company’s assets, knowledge, the skills and experience of its management team, and its access to capital through the EB-5 Program, in order to develop the Project at a profit.
