Emerald Pond Regional Center

Projects within Emerald Pond RC will be funded through various limited partnerships (i.e. EB-5 new commercial enterprises) of which Applicant will be the general partner and foreign investors investing pursuant to the EB-5 program will be limited partners.  Depending on the type of project, capital contributions of limited partners will be provided by the limited partnership to a project according to either an equity structure or loan structure. 

It is expected that some of the projects would be 100% funded through EB-5 investment, while others will depend heavily on subsidies, rebates and financial incentives to lower the cost of the project.  In addition, domestic investment or other loans can be acquired as well. The loan will serve to cover any gap between those amounts.  Regardless of whether the equity structure or loan structure is used, Applicant will be responsible for ensuring that all necessary funds for total project completion, including any required operating deficits used to fund shortfalls during lease-up are in place.
