Five blocks to the northeast of the Main Street stop on the 7 Train, Flushing is about to see yet another new mixed-use development. Applications have been filed for a seven-story building at 35-22 Parsons Boulevard, on the site of an existing assortment of one-story retail space.

The structure will truly be mixed-use, with several functions depending on the floor. The cellar will hold a 98-car garage, as well as the lower portion of a bank, which will extend onto the first floor. There will then be additional retail space on the first floor, as well as lobbies for a school, and residential space. The second floor will then contain a school, while floors three through seven will hold 78 apartments.

The structure is broken down between 16,748 square feet of commercial space, 16,970 square feet of community facility space, and 61,930 square feet of residential space. The total construction area will measure a smidge over 120,000 square feet, with the parking adding substantially to the overall square footage.

Angelo and Anthony Ng’s Architects Studio NY is the architect of record for the site, while Yu Liu of NY EZ Property Holdings LLC is listed as the developer. The developer’s website links back to an EB-5 related immigration law-firm, which may be a hint that the project is looking overseas for its financing.

Demolition permits for the existing structures have not yet been filed, and no formal completion date has been announced.
