Building Update: 250 Delaware Avenue in Buffalo

Work is still progressing on 250 Delaware Avenue, as Uniland Development Co. seeks to complete one of the biggest new construction projects in the city.

Uniland is working on finishing the interior for a couple of the complex’s secondary office tenants, including the Department of Homeland Security and financial firm UBS AG. They will occupy a small portion of the 12-story building, alongside Delaware North’s corporate headquarters, KeyBank’s Western New York offices, and the new Westin Buffalo hotel, with its first-floor restaurant.

Delaware North and KeyBank, a subsidiary of Cleveland-based KeyCorp, have already moved into their new space in the building. Uniland Construction Corp. is handling the interior construction of the hotel and restaurant, which Uniland spokeswoman Jill Pawlik said are slated to open this summer. Delaware North will be operating those businesses.

Additionally Uniland is starting construction of the building’s ground-level exterior garden courtyard, which will be surrounded on three sides by the side of the parking ramp, the hotel restaurant and a glass walkway, plus an alley connecting Delaware and Elmwood avenues that will be used as the hotel drop-off area.

In all, the $110 million, 516,000-square-foot project features the four-story, 119-room hotel on the second through fifth floors, followed by 204,000 square feet of Class A office space on floors six through 12. The first floor includes retail space and the lobby. A five-story parking ramp sits in the rear, on Elmwood Avenue.
