Struan Capital is a property developer and operator formed to raise capital from the United States to accelerate growth and provide meaningful returns to our joint venture partners. We collaborate with companies who have the ability to raise capital for our business model and partnership on an individual negotiated basis.
With offices in London and Chicago, the Struan Capital team is able to source, purchase and rehab properties using our Chicago based in-house teams of property “bird dogs” and construction developers. Our fully employed team carries out all work independently on properties allowing us to not only control the rehab work but control outgoing costs.
Companies owned and controlled by the principals have successfully acquired and rehabbed over 115 properties since November 2011. Since June 2013, related businesses owned by the principals have sold 54 properties consisting of 130 units in the Chicago area with an average profit margin of 48%. At the time of the last valuation, using valuations from the Cook County Assessor’s Office web site, the portfolio value was in excess of $18,800,000. The purchase and rehabbing cost of those US properties was $10,037,000.
